They remake old franchises into new movies for the same reason you get so many absolute shit video games out of movie franchises.
If you want to make a new movie or game with no past connections, it has to be GOOD. Nobody will give you money if it's crap.
But if you link it to a franchise, it will make money even if it's crap, and crap is easy to make, so franchised crap is an obvious way to go.
And of course, if it's good AND it's got a link to a franchise, you'll make a billion dollars, like Lord of the Rings.
